Home inspectors play an important role in the home buying process, their reports noting repairs that need to be made or issues that need to be worked out in the contract before a sale goes through.

Since they’ve seen homes in a variety of conditions, inspectors also have good advice for homeowners on how to keep their properties in good shape to ensure the sale goes smoothly. 

Keep it dry

Water causes the majority of problems for homes.

We recommend making sure gutters are free of debris and working properly. Downspouts shouldhave extensions to divert water away from the home. Ensure the roof is properly sealed, caulking around doors and windows and making sure the landscape is sloped away from the house.

Check regularly under kitchen and bathroom sinks for leaks. Homeowners should also make sure that any exposed electrical wiring is covered and that junction boxes are properly covered with a watertight seal.

Get regular service

Fired systems should be serviced on an annual basis while a natural gas system should be serviced every two to three years under a service contract.

Keep it clean

Keep bathrooms mold free by cleaning regularly.  

Cleaning outside is also important. Vinyl siding should be kept clean by power washing.

It is highly recommended to have smoke and carbon monoxide detectors on every level of a home and make sure they’re in good working order with fresh batteries.
